Arranging a viewing
Please contact the office by phone or email, if you wish to view any of the properties. A member of stall will meet your group at the selected property to show you round.
Please try and see the property as a whole group in one viewing in order to minimise disruption for the existing tenants.
If you are interested in a property but would like some changes to be made to it, please discuss your needs with us and we will see what we can do.
Signing for a property
If you do wish to take one of our properties please contact the office and arrange an appointment to sign the contract. We have an office on Whitham Road and Glossop Road.
Tenancy agreement and fees
We use the Sheffield University Approved Assured Shorthold tenancy for all our student tenancies. This will be prepared for you to sign as a group. This agreement is joint and several which means that you are each jointly responsible for the property and the rent.
A non refundable administration fee of £60 per person is payable immediately by card, cheque or cash.
The rent is paid with 3 post dated cheques (each cheque covers 4 months on a 12 month tenancy). These cheques are handed to Broomhill Property Shop on the signing of the contract.
Deposits
A deposit of £200 per person is payable immediately on signing for a property. This can be paid by card, cheque or cash.(Some properties may have higher deposits).
Your deposit will be held by the Deposit Protection Service, a government approved scheme designed to protect your deposit.
How to get your deposit back at the end of the tenancy.
Once the lead tenant has requested the deposit from the DPS and an amount has been agreed, the deposit will be returned within 10 days by the DPS. For further info please visit the DPS website (www.depositprotection.com).
Moving In
When to collect keys?
You can collect keys from 10am on the first day of your tenancy. Keys can be collected during office hours, one person can collect all keys on behalf of a group.
If the first day falls at a weekend, please contact the office in advance and we will make special arrangements for collection from the office between 11am and 3pm.
Leaving before the end of your tenancy
Legally you cannot do this. However if you find a replacement and get permission from your housemates, we can prepare a Deed of Assignment(subject to charge) to relieve you of your tenancy.
Bills
Utilities
The tenants are responsible for all utility bills (gas, electricity, water, telephone and internet) in the property unless specified in the tenancy agreement.
You should take meter readings for gas and electricity from the property on the first day of your tenancy and inform the utilities companies of the reading and of your details.

Council Tax
Full time students are exempt from paying council tax. You need to provide us with your Student Exemption certificate before the start of your tenancy.
If you leave University during the course of your tenancy you will be liable for Council Tax.
TV License
You will need one licence for the property (not per person).
Reporting a repair
You can report a repair either by logging on to your account on our website or emailing us at admin@broomhillpropertyshop.co.uk .
For repairs to white goods (fridge, freezers, washing machines etc) you can call our supplier DART direct on 0114 2661699.
